ARES LLC is committed to managing your property the way we manage our own portfolio.  As developers, owners and managers of over 1 million square feet of real estate we are keenly aware of the interactions that affect the value and longevity of assets.  To that end, we believe the most critical aspect in managing a building is to evaluate the owner’s objectives.

When awarded a new property to manage, we focus on our philosophy of maximizing the property’s long term asset value – Net operating Income; which is the single most powerful matrix of assessing the performance of commercial real estate holdings. The steps involved in this initial plan of action include the following:

  1. Interview the owner(s) to determine specific goals and objectives.
  2. Determine staff requirements and appropriate individuals.
  3. Complete a thorough inspection of the property utilizing our extensive property take-over list.  This also includes assessment of the building’s life cycle profile.
  4. Develop a detailed operating plan and budget for the property.
  5. Interview tenants to discover areas of opportunity and to maximize satisfaction.
  6. Analyze areas to increase NOI by:
    • Utilizing our national purchasing contracts and vendor relationships
    • Review possible areas of additional income production
    • Bid out contracts to procure the lowest cost but best quality service available
    • Procure rebates from Excel Energy if applicable
    • Ensure all mechanical equipment is working at its optimal to maximize energy conservation

Part of our commitment to ongoing maintenance consists of a web based work order system called TSR - Tenant Services Request, a proprietary program developed by ARES to serve our tenant’s and client’s needs. This system is easy to use and instantly notifies the property management staff of items needing attention.  The priority of each item is conveyed so we can address the issues in real time.
 
Successful management operations at any building are the results from having the right individuals in place from the beginning.  Our senior in-house property management staff has over 60 years of combined property management experience and are experts at value enhancement, tenant retention, and strategic planning.  They are degreed and uniquely skilled in all facets of property management including property and project management, development, brokerage and asset management.

Our two property management senior staff members are introduced below:

Sandi Schroeder, CPM, RPA, CCIM, LEED Green Associate Director of Property Services In her 26 years in property management, Sandi as been responsible for the management of over 9 million square feet of A-class high and low rise commercial, retail and industrial projects in several states within the Western/Southwestern United States. In addition to property management her experience includes tenant improvement project management, brokerage, tenant relations, capital projects supervision and cash flow analysis to name a few. With Sandi’s strong interpersonal and negotiations skills along with her high energy, strong organizational abilities and passion for her chosen profession, she achieves consistent owner and tenant satisfaction while minimizing expenses and increasing revenue with the ultimate objective of improving the property’s Net Operating Income. Sandi holds a BS in Business Administration from Bowling Green State University, her Certified Property Management (CPM), Real Property Administrator (RPA), Certified Commercial Investment Member (CCIM), and Leadership in Energy and Design (LEED) Green Associate designations. Involvement and volunteerism in industry organizations has always been an important aspect of Sandi’s career. She is a member of the board of directors and past chair of the education and membership committees for the Denver Metro Buildings Owners’ and Managers’ Association (BOMA), member and past chair of the Golf Committee of the Institute of Real Estate Management (IREM), member of commercial real estate woman (CREW), and a Leadership in Energy and Environmental Design (LEED) member. An avid sports enthusiast, Sandi loves snow skiing, golfing, bike riding, hiking and most any other sport enjoyed in the Colorado sunshine.
Michael Dick, Director of Facilities 28 years in the construction and property management professions has given Michael a unique prospective of the understanding of both fields; from the importance of quality construction, to proper property maintenance, to maintaining longevity of the properties and to ensure tenant satisfaction. As a contractor, field engineer, superintendent, project and property manager he has been integral in all the processes; from assisting in design to the daily maintenance and janitorial services. Michael has been with ARES since 1986 and his current duties include managing the onsite staff, establishing reporting procedures for proper facility maintenance, and maintaining the highest standards of quality and value for the buildings. Michael loves to travel experiencing the diversity of cultures and scenery we have in our great county and abroad. He embraces history, the arts, architecture old and new and enjoys camping, hiking, fishing, boating.
